A fully leased, 59,754-square-foot industrial park across from Costco in Fountain Valley sold for $16.5 million, according to DAUM Commercial Real Estate Services.
The industrial park at 18071 Mt. Washington St. and 11190-11240 Talbert Ave. has six tenants, four of which are OC Art & Home, Harwood Galleria, The Drawer Shop and RADCO.
Mike Barreiro and Devin Ray at DAUM Commercial represented seller DDK Investments Ltd. in the transaction.
DAUM City of Industry’s Charles Johnson and Joseph Harmon represented the buyer, Manhattan West Real Estate.
Santa Ana buys storage lot for $10.5 million
The city of Santa Ana bought a 2.49-acre industrial outdoor storage property with a 3,900-square-foot single-story building for $10.5 million, according to Dunleer, a brokerage based in Los Angeles.
The city plans to use the property at 4404 W. 1st St. for city-related public services, Dunleer said in a statement.
“This was a very rare offering in a prime Santa Ana industrial location,” said BJ Turner at Dunleer. “Both the zoning, infill location and size of the parcel are very hard to find in Orange County.”
The property has a large fenced and secured yard.
Keith Greer, Ben Seybold, Sean Ward, and Joshua Samuels of CBRE represented Dunleer in the transaction. The buyer was self-represented.
OC investors sell 7-Eleven properties for $10.5 million
Two Orange County LLCs have sold two new 7-Eleven properties in Riverside County for a combined $10.5 million, according to Corona Del Mar-based Hanley Investment Group Real Estate Advisors.
Hanley’s Bill Asher and Jeff Lefko represented the sellers, TSC Perris LLC and TSC Indio Golf Center LLC based in Newport Beach, in both deals.
