A reimagined Costa Mesa house within walking distance of the 17th Street Promenade has sold for an all-time record of $4.3 million.
“This sets a new bar in terms of Eastside Costa Mesa being a luxury market,” said Bernice DeVries of Kastell Real Estate Group who represented the seller.
Publicized as That House on 18th, the 3,220-square-foot modern residence has five bedrooms and five bathrooms between the main house and a detached ADU. Records indicate that a 1940s ranch-style home on this lot was sold to developer Chris Elliott through an LLC for $1.75 million in September 2022.
Elliott and his wife, Lindsay, run Apogee Custom Homes. The couple purchases older homes, takes them down to the studs and rebuilds them to sell.
This house took 14 months to complete. It hit the market for $3.995 million on Jan. 29 and sold for 5% more than a larger Hamptons-style custom build with pool on nearby Walnut Street, which fetched $4.1 million in May 2023.
“We didn’t even do a second week of open houses,” said Elliott, who admits he went into the listing process hoping to get at least the asking price. “I was shocked. I didn’t really think it would go ($305,000) over asking.”
The house received six offers, mostly from out-of-towners attracted to the new open-concept home that sits among several typical 1940s ranches and cottages with some newer builds mixed in.
They were also drawn to the neighborhood.
“Part of the drive for Eastside Costa Mesa is the draw of so much to offer on 17th Street—they’ve got top-notch restaurants, yoga and spin studios and a lot of coffee places,” DeVries said. It’s very much a hub at this end of town and draws a lot of people, even people that live out of the area.”
Newport Beach is just a quick bike ride away from the house.
DeVries added that the unidentified buyer has another house “in a downtown location in a cold weather state, so, this is pretty much the polar opposite.”
