A bayfront Lido Isle home previously owned by retired Yum! Brands CEO Greg Creed, who sold it last summer, is back on the Newport Beach market.
The asking price is $13.5 million.
Clad in limestone with ipe wood accents, the 3,254-square-foot contemporary-style residence spans two stories with four bedrooms and five bathrooms. It backs up to a private pier and a slip, accommodating a large yacht and a Duffy boat.

The owner, whose identity is concealed through a Delaware-based LLC, purchased the house in August 2022, just nine days after it hit the market for $11.5 million. In February, it re-appeared on the Multiple Listing Service at $14.5 million, and later that same month the asking price dropped by $1 million.
County documents show Creed and his wife, Carolyn, took ownership of the property in March 2013 for $3.975 million from Lawrence M. Higby, the retired Apria Healthcare Group COO who, while fresh out of UCLA, served as an assistant to Nixon’s White House Chief of Staff H.R. Haldeman. Records also show Higby and his wife, Dee, paid $2 million for the property in February 1998.
But it was the Creeds that redesigned and reimagined the home. In 2015, they rebuilt it from the studs up with a new foundation and seawall.
The interior boasts proportioned rooms of quality materials and finishes, including white oak floors that run through the great room anchored by a limestone fireplace and built-ins.
A dining area opens to the gourmet kitchen, where a large center island provides seating for four.
Bi-fold doors open the luxe primary bedroom to the waterfront with its harbor and Lido Channel views. There are two walk-in closets, a fireplace and an en-suite with dual vanities, a steam shower and a soaking tub.
