Eviction protections for renters affected by COVID-19 are currently set to expire throughout Los Angeles County at the end of March. The deadline was originally Jan. 31, but protections for low-income renters hurt by the pandemic were extended by the L.A. County Board of Supervisors for two more months in a vote just one week ahead of the scheduled expiration.

First put in place in March 2020, the policies have helped to stave off evictions during the pandemic. L.A. officials at the city and county level have kept COVID-19 renter protections in place longer than other parts of the country, a situation strongly opposed by local landlords who’ve pushed for a return to pre-pandemic rules.
Tenant advocates worry that when COVID-19 protections expire, the region could see a wave of evictions and homelessness among renters still struggling from job loss, illness or family member deaths. According to recent U.S. Census Bureau surveys, about 226,000 L.A. households remain behind on rent. An estimated 249,000 children live in those households.
It’s not yet clear if the COVID-19 rules will be extended once again by local lawmakers, but what is clear is that tenant rights in L.A. will not fully go back to “normal” on April 1. Pandemic-era rules could soon go away, but new local protections are taking their place.
